Exciting new changes are coming to Delavan.
The Delavan City Council approved the building of several residential units at Lake Lawn Resort, called the Harbor Club. The development will have two parts on either side of the marina. One side will feature twenty multi-unit villas with two units per villa. The other side will feature sixty-one single-family detached homes that will mainly be used as summer homes. The outside of the villas and family homes, including the exteriors, yards, and landscaping, will be regulated by the homeowner’s association to help maintain consistency and a resort atmosphere. The homes will have a flexible floor plan and an option to have the master bedroom on the first floor.

Most of the homes will have a second-floor balcony so that the owners can enjoy a view of the lake and soak in the sunshine. The exterior of the homes will have less of a garage door look, as the front of the homes will extend as far as the garages. As a bonus, storage space for golf carts will be included in all the plans, as it’s expected the residents will play golf at Lake Lawn. Residents can also upgrade to a screened-in porch or three-season room. The villas and family homes will have many of the same exterior options but will not look identical or like two homes glued together. There are restrictions in place to make sure the homes and villas close to each other will look different. Other restrictions include not allowing backyard pools or above-ground fencing. Anyone looking to rent out one of the homes while they are away will have to do that through Lake Lawn and no other outside agencies.

The intersection at Highway F and Highway 50 will be the main entrance for the new development, so improvements for that area are part of the plans. Signal lights and turn lanes will be added, and the new entrance will provide a view of the marina and will be maintained by the development.

The council also approved Harbor Freight Tools, to open a new location in a portion of the old Shopko building.
The store will use 20,020 square feet of the building closest to Taco Bell. The company that owns the old Shopko building was hoping to find one tenant but when that didn’t turn out they decided to subdivide the space.

The Town of Linn fireboat is going into the water in Mid-May.
That’s a good thing to know, as the boat adds an extra layer of protection that most lakes do not have.  Also, the Town of Linn is considering the addition (provided free of charge by the GLA (Geneva Lake Association) a special vacuum system to be set up at the launch site.  The cost of the individual cleaning unit (to clean the bottoms of boats entering and leaving the lake) was $35,000.  The Town of Linn is considering installing this system to prevent the addition of any more invasive species to the lake and also prevent any underwater species of plants to leave the lake.  If this single unit is successful then additional units for each and every other launching site will be considered.  There will be a public meeting, set for some time in May, to discuss this addition.  Robert Morava gave a great presentation at the Monday night meeting.  He’s from Stuart W. Johnson, the company that, hopefully, will approve the special machine.
